Since the beginning of the year there have been 107 homes sold and another 20 contingent or pending sales here in Sun City Shadow Hills. From the total of 127 - 75 were re-sales, 24 were new homes and 25 were foreclosures and short sales. (The new homes recorded here are only the ones that Pulte had submitted to the MLS, not their pre-sold homes) The medium sale price was $312,800.17.
Of those 75 re-sale homes 10 sold for $400,000 to $500,000; 4 sold for $500,000 to $600,000; and 3 sold for over $600,000.
The highest priced home sold for $690,000 in March. This highly upgraded LA PAZ home had panoramic mountain & fairway views as well as offering an amazing backyard entertaining environment that featured a large spool with a tanning shelf and three waterfalls, a custom lava rock firepit, a built-in wrap-around BBQ island, an artificial lawn, plus decorative wrought iron fencing. For a bit of old world charm, beautiful pavers were installed in the courtyard, driveway and rear patio. As the weather cools a bit the phones are beginning to ring a little more and we all are looking forward to a good finish of 2010 and a great start to 2011!
